If you're thinking about buying or selling a home in Dubois County, it's important to understand what's happening in your local market, not just what you're hearing on the national news.

Real estate is hyper-local, and the trends in Jasper, Huntingburg, Ferdinand, Holland, and the surrounding communities can be very different from what's happening elsewhere in Indiana.

Here's a look at the latest Dubois County real estate market statistics as of July 2026.

Dubois County Is Still a Seller's Market

There are currently 71 homes for sale throughout Dubois County.

Over the past six months:

  • 160 homes have sold
  • 35 homes are currently under contract
  • The county has 2.7 months of housing inventory

A balanced real estate market typically has between five and seven months of inventory. Since Dubois County has just 2.7 months of supply, sellers still have the advantage in most price ranges.

That doesn't mean every home is selling immediately, but well-priced homes continue to attract strong buyer interest.

Home Prices Continue to Remain Strong

The average home sold over the past six months for $271,943.

On average, homes sold in 46 days, which is still a healthy pace compared to historical averages.

One trend we're continuing to see is that buyers have become a little more selective than they were a few years ago. Homes are still selling, but pricing correctly from the beginning is more important than ever.

Sellers Are Negotiating More Than They Were

Across all price ranges, sellers received an average of 97.6% of their final list price.

However, that's only part of the story.

Many homeowners are making a price adjustment before receiving an offer. When you compare the final sales price to the original list price, sellers received approximately 95.8%.

That doesn't mean the market is weak—it simply means today's buyers have more options and are less willing to overpay than they were during the extremely competitive market of 2021 and 2022.

Pricing your home correctly from day one remains one of the biggest factors in selling quickly and for top dollar.

Market Breakdown by Price Range

Homes Under $200,000

Affordable homes continue to see strong demand throughout Dubois County.

Over the last six months:

  • 38 homes sold
  • Average days on market: 44
  • Sellers received 95.5% of their final asking price
  • Inventory sits at 2.9 months

Although buyers are negotiating a little more in this price range, inventory remains low enough that it is still considered a seller's market.

Homes Between $200,000 and $500,000

This continues to be one of the strongest segments of the Dubois County market.

Current statistics include:

  • 2.1 months of inventory
  • Average of 45 days on market
  • Sellers received 98.2% of their final list price

Limited inventory combined with consistent buyer demand continues to make this a very competitive price range.

Homes Over $500,000

The luxury market tells a different story.

Only six homes sold over the last six months, making it a much smaller sample size.

Currently:

  • Inventory sits at 12 months
  • Average days on market: 79
  • Sellers still received approximately 99% of their final list price

While higher-end homes generally aren't seeing large price negotiations, they are taking longer to sell simply because there are fewer buyers shopping in this price range.

What Does This Mean If You're Buying or Selling?

If you're selling a home under $500,000, conditions are still very favorable—as long as your home is priced appropriately and presented well.

If you're buying, you'll likely find a little more room for negotiation than buyers had a few years ago, but desirable homes continue to move quickly, especially in the most popular price ranges.

For luxury buyers and sellers, patience is becoming a more important part of the process as inventory has increased significantly.

Your home's value can vary depending on factors like:

  • Whether you're located in Jasper, Huntingburg, Ferdinand, Holland, or another Dubois County community
  • Lot size and acreage
  • Condition and updates
  • Basement or no basement
  • School district
  • Neighborhood
  • Price range
