Spencer County Housing Market Snapshot
As of July 2026:
- 63 homes are currently for sale
- 27 homes are pending and under contract
- 101 homes have sold over the past six months
- 3.8 months of housing inventory
- Average sold price: $220,088
- Average days on market: 42 days
- Average sale-to-list price ratio: 97.2%
These numbers indicate that Spencer County remains a seller's market, although inventory has continued to improve compared to the extremely competitive markets of the past few years.
Is Spencer County Still a Seller's Market?
Yes.
A balanced housing market typically has between 5 and 7 months of inventory. Spencer County currently sits at 3.8 months, meaning sellers still hold a slight advantage.
However, Spencer County currently has the highest inventory level among the eight Southwest Indiana counties we track. Buyers have more choices than they did a year or two ago, making proper pricing more important than ever.
Home Prices Remain Stable
During the past six months, the average home in Spencer County sold for $220,088.
On average, sellers received 97.2% of their final list price, showing that well-priced homes continue to attract strong buyer interest.
However, another statistic tells a different story.
The average seller received only 94.8% of their original list price, meaning many homeowners had to reduce their asking price before finding a buyer.
That's an important reminder that today's market rewards accurate pricing from the start.
The Hottest Price Range in Spencer County
One of the strongest areas of the market continues to be homes priced between $175,000 and $200,000.
Over the last six months:
- 8 homes sold
- Homes averaged 101.8% of list price
- Many sellers received multiple offers
While some buyers are paying above asking price, many transactions still include seller concessions such as assistance with closing costs.
The Softest Part of the Market
At the other end of the spectrum, homes priced between $350,000 and $400,000 have experienced a slower market.
Those homes averaged 95.8% of list price, giving buyers more negotiating power.
If you're selling in this price range, pricing strategy and marketing have become increasingly important.
The Statistic That Shocked Me
Perhaps the biggest surprise in this month's report is this:
Not a single home sold for more than $450,000 in Spencer County during the past six months.
That doesn't necessarily mean higher-end homes won't sell.
It does mean the buyer pool becomes dramatically smaller as prices climb, making pricing, presentation, and marketing more critical than ever.
If you're planning to sell a luxury home in Spencer County, especially one priced above $500,000, it's important to work with an agent who understands how to position your property in today's market.
Every Community Is Different
While these numbers provide an excellent overview of Spencer County, every community has its own unique market.

- Santa Claus and Christmas Lake Village often attract buyers looking for resort-style living and lake properties.
