Warrick County Housing Inventory

As of July 2026, there are 178 homes currently for sale throughout Warrick County.

During the past six months, 421 homes have sold, giving the county approximately 2.5 months of housing inventory.

For perspective, a balanced real estate market typically has around six months of inventory.

  • Less than 5 months = Seller's Market
  • 5–7 months = Balanced Market
  • More than 7 months = Buyer's Market

With just 2.5 months of inventory, sellers continue to have the advantage in today's market.

It's worth noting that Newburgh accounts for a significant portion of the county's activity. Of the 421 homes sold over the past six months, 302 were located in Newburgh, making it by far the largest housing market within Warrick County.

Home Prices Continue to Remain Strong

The average home sold in Warrick County over the last six months for $356,470.

Current inventory also tells an interesting story:

  • Average active listing price: $434,694
  • Average pending price: $379,605

When looking at recently closed sales, sellers received:

  • 96.2% of their original asking price
  • 98.2% of their final list price

  • 2.2 months of inventory
  • Average sold in 44 days

Affordable homes continue to receive strong buyer interest due to limited supply.

Homes Between $200,000 and $500,000

This remains the busiest segment of the market.

  • Average time on market: 58 days

This price range represents the majority of home sales throughout Warrick County and continues to be a strong seller's market.

Homes Above $500,000

Unlike many surrounding markets, higher-end homes in Warrick County are also experiencing relatively healthy demand.

Currently:

  • 4.3 months of inventory
  • Average sold in 45 days
