Evansville Remains a Seller's Market

As of early July, there are 404 homes currently for sale in Evansville. Over the past six months, 1,181 homes have sold, resulting in a 2.1-month supply of inventory.

For reference, a balanced housing market typically has between five and seven months of inventory available. Since Evansville is well below that threshold, sellers continue to hold the advantage.

While buyers have gained a little more breathing room compared to the frenzy of a few years ago, quality homes that are priced appropriately continue to receive strong interest.

Home Prices Continue to Hold Strong

The average home sold in Evansville over the past six months sold for $241,174. Sellers received an average of 98.2% of their final list price, demonstrating that demand remains healthy.

However, one important trend has emerged.

Before receiving an offer, the average seller reduced their asking price by about 2%. Overall, homes sold for approximately 96.3% of their original list price.

The takeaway is simple: pricing your home correctly from day one matters more than ever.

Homes that hit the market at the right price continue to sell relatively quickly, while overpriced homes often sit longer and require price adjustments before attracting buyers.

Which Price Range Is the Most Competitive?

Not every segment of the market is performing the same.

Homes Under $200,000

Entry-level homes remain in high demand.

  • 524 homes sold over the past six months
  • Average of 37 days on market
  • 2.1 months of inventory

This price range continues to attract first-time buyers and investors, making it one of the strongest segments of the Evansville market.

Homes Between $200,000 and $500,000

This continues to be the sweet spot for the Evansville market.

  • 179 active listings
  • 602 homes sold
  • Average of 45 days on market
  • Only 1.8 months of inventory
  • Sellers received an average of 99.1% of their final list price

If you're selling a home in this range, demand remains exceptionally strong.

Homes Above $500,000

Luxury homes are still selling, but buyers have more choices.

This segment currently has 4.9 months of inventory, with homes averaging 62 days on market. Sellers are still receiving nearly 98% of their final asking price, but patience and strategic pricing are becoming more important.

Evansville Zip Codes: Where Is Demand the Strongest?

One of the biggest questions homeowners ask is whether their specific neighborhood is performing differently than the overall market.

The answer is yes.

Several Evansville zip codes continue to have less than two months of inventory, including:

  • 47714 (South Side)
  • 47711
  • 47710
  • 47712
  • 47720

These neighborhoods remain highly competitive for buyers.

Meanwhile, the 47713 zip code has become somewhat softer, with approximately 4.3 months of inventory, giving buyers a few more options.

Although Evansville remains a seller's market, today's buyers have more opportunities than they did during the pandemic housing boom.
