Southwest Indiana Real Estate Market UpdatePublished October 9, 2026
Southwest Indiana Housing Inventory Is Up 48%. Are We Headed Toward a Buyer’s Market?
Housing inventory in Southwest Indiana has increased significantly over the past several months. At the same time, home sales have slowed, and mortgage rates have continued to rise.
So, does that mean we're finally heading toward a buyer's market?
Not quite. But the Southwest Indiana real estate market is changing, and both buyers and sellers need to understand what those changes mean.
In September, there were 1,137 homes for sale across Southwest Indiana, compared to just 769 in March. That's approximately a 48% increase in available homes.
Meanwhile, September recorded 366 home sales, down from 460 in August.
Those numbers might sound concerning at first, but there's more to the story.
Let's take a closer look at the September 2026 housing market data and what it means if you're thinking about buying or selling a home in Evansville or the surrounding Southern Indiana communities.

Home Sales Are Down, But How Does September Compare Historically?
In September, 366 homes sold across Southwest Indiana, compared to 460 in August. That's approximately a 20% decrease in just one month.
But before assuming the market is slowing dramatically, it's important to compare September's sales with previous years.
Here's how September home sales have looked:

Although sales are down compared to last September, more homes sold this September than in September 2023.
For additional perspective, the average number of September sales between 2015 and 2019 was approximately 415 homes.
Over the past 12 years, the lowest monthly sales figure was around 260 homes.
The takeaway? Sales have slowed, but they're not nearly as low as some of the levels we've seen historically.
It's important to look at the bigger picture rather than focusing on a single month's decline.
Southwest Indiana Housing Inventory Continues to Grow
While home sales have slowed, the number of available properties has continued to increase.
In March, there were 769 homes for sale across Southwest Indiana. By September, that number had climbed to 1,137 homes.
That's nearly 400 additional homes available for buyers to consider.
And in September alone, 568 new listings came onto the market, almost identical to the 570 new listings recorded in September 2025.
As more homes become available, buyers have additional options, and sellers face more competition.
But does that mean we've officially entered a buyer's market?
Is Southwest Indiana Still a Seller's Market?
One of the most useful ways to understand the housing market is by looking at months of supply.
Months of supply estimates how long it would take to sell the current inventory of homes at the recent pace of sales if no additional properties were listed.
As a general guideline:
- Less than 5 months: Seller's market
- 5–7 months: Balanced market
- More than 7 months: Buyer's market
Southwest Indiana currently has approximately 2.7 months of housing supply.
That means we're still firmly in seller's-market territory based on these benchmarks.
However, rising inventory is giving buyers more choices and creating additional competition for homeowners trying to sell.
We're not in a buyer's market yet, but buyers are beginning to gain more negotiating power.
What Are Homes Selling for in Southwest Indiana?
Looking at the most recent six months of sales, the average home sale price in Southwest Indiana was just over $264,000.
But the relationship between listing prices and actual sale prices tells us even more about the market.
On average, sellers received approximately 97.7% of their final list price.
The final list price is the price a home was advertised for when the seller received an offer.
However, when comparing the sale price to the home's original asking price, sellers received approximately 95.9% of their initial list price.
Why is that important?
The difference suggests that some homeowners are having to reduce their asking prices before finding a buyer.
Pricing your home correctly from the beginning is becoming increasingly important.
Despite these changes, homes are still selling relatively quickly, averaging approximately 39 days on the market.
What Does This Market Mean for Home Buyers?
If you're considering buying a home in Evansville, Newburgh, or elsewhere in Southwest Indiana, there's some encouraging news.
More inventory means more choices and potentially more opportunities to negotiate.
We're seeing buyers negotiate on inspection repairs, closing costs, and other seller concessions.

In one recent transaction, a seller offered $12,000 toward the buyer's closing costs.
Of course, that doesn't mean every seller will offer the same incentives. Negotiating opportunities depend on the property, price range, and how long the home has been on the market.
But compared to the extremely competitive housing market a few years ago, some buyers now have more flexibility when making an offer.
What About Rising Mortgage Rates?
Mortgage rates are another important factor affecting affordability.
The rate discussed in this market update is approximately 7.28%, compared to around 6% earlier in the year.
Higher mortgage rates can increase monthly payments and reduce purchasing power.
However, some sellers may be willing to offer incentives to help make a home more affordable.
One option is a temporary mortgage rate buydown.
For example, a 3-2-1 buydown temporarily reduces the buyer's mortgage interest rate by three percentage points in the first year, two percentage points in the second year, and one percentage point in the third year.
If the underlying mortgage rate were 7.28%, the temporary rates would look like this:

Other options include 2-1 and 1-0 temporary buydowns.
These programs generally require an upfront payment to fund the temporary payment reduction, which may be covered through an eligible seller concession.
A temporary buydown can help reduce initial monthly payments, but buyers still need to be comfortable with the full payment once the buydown ends.
Not every loan or transaction qualifies, so it's important to discuss the details with your lender.
What Does This Market Mean for Home Sellers?
If you're thinking about selling your home in Southwest Indiana, the market is still favorable in many price ranges.
But selling a home today requires a different strategy than it did in 2021 or 2022.
There are three things I'd encourage sellers to focus on.
1. Price Your Home Correctly From the Start
When inventory was extremely limited, some sellers could list their homes above market value and still attract significant interest.
That's becoming more difficult.
With more homes available, buyers can compare properties and may be less willing to overlook an overpriced listing.
If your home starts too high, you may need to make price reductions later. And the longer it sits on the market, the more buyers may begin to wonder why it hasn't sold.
Starting with a competitive asking price can help attract serious buyers earlier and reduce the risk of unnecessary time on the market.
2. Prepare Your Home Before Listing
Presentation matters more when buyers have additional options.
Before putting your home on the market, take time to:

These improvements don't necessarily require a major renovation.
Often, it's the smaller details that help a home make a stronger first impression.
The goal is to make your property stand out for the right reasons.
3. Be Prepared to Negotiate
With inventory increasing, sellers may need to be more flexible during negotiations.
That could mean agreeing to certain inspection repairs, offering closing cost assistance, or considering incentives such as a temporary mortgage rate buydown.
Not every property will require concessions, especially in stronger price ranges.
But understanding your options before listing can help you make informed decisions when offers come in.
How Does the Market Compare by Price Range?
One of the most important things to understand about the Southwest Indiana housing market is that conditions can look very different depending on the price of the home.
Here's what the most recent six months of data show.

Homes Between $125,000 and $350,000
This continues to be one of the strongest segments of the Southwest Indiana real estate market.
Homes in this price range are receiving approximately 99% of their final list price and spending an average of just 30 days on the market.
With only two to two and a half months of supply, sellers generally maintain a stronger negotiating position.
For buyers, this means desirable, competitively priced homes can still move quickly.
Homes Between $350,000 and $600,000
As prices increase, we're seeing slightly more inventory and longer selling times.
Homes in this range are spending approximately 40–60 days on the market, with three to four months of supply.
Sellers are receiving approximately 95.5%–98% of their final list prices, depending on the specific price bracket.
This creates more opportunities for negotiation compared to the lower price ranges.
Homes Above $600,000
At the higher end of the market, conditions are softening further.
Homes priced above $600,000 are averaging approximately 50 days on the market, with 4.5 months of supply.
Sellers are receiving around 97.2% of their final list price.
While this price range hasn't reached a balanced market based on the benchmarks discussed earlier, it's getting closer.
The takeaway is that your home's price range matters just as much as the overall market statistics.
Every Southwest Indiana Housing Market Is Different
While these numbers provide a helpful overview, they don't tell the full story of every neighborhood or community.
The real estate market in Evansville can look different from the market in Princeton, Jasper, Mount Vernon, or Tell City.
Even within the same community, property features can significantly influence demand.
A home on several acres, a property with a finished basement, or a house in a particular school district may attract a different group of buyers than another home at the same price.
That's why local market data and comparable property sales are essential when making real estate decisions.
Thinking About Buying or Selling in Southwest Indiana?
The September numbers show that the market is changing, but that doesn't mean it's a bad time to buy or sell.
Buyers have more options and, in some cases, more negotiating power. Sellers still have an advantage in several price ranges, but pricing and preparation are becoming increasingly important.
The best decision depends on your goals, your finances, and the specific property you're considering.
If you're thinking about making a move, I'd be happy to walk through the numbers with you and help you understand your options.
