Newburgh, Indiana Real Estate Market UpdatePublished October 22, 2026
Newburgh Housing Inventory Is Up 28%. Are We Heading Toward a Buyer's Market?
The number of homes for sale in Newburgh, Indiana, has increased by 28% since June. At the same time, pending home sales have dropped by 26%.
So, does that mean the Newburgh housing market is finally shifting toward buyers?
Not quite. While buyers have more options than they did earlier this summer, Newburgh is still firmly in a seller's market.
And what's especially interesting is that despite the increase in available homes, properties are actually selling faster than they were just a couple of months ago.
Let's take a closer look at the October 2026 Newburgh real estate market update and what these numbers mean if you're thinking about buying or selling a home.

Newburgh Housing Inventory Has Increased 28%
Over the past several months, the number of homes available for sale in Newburgh has steadily increased.
Here's how inventory has changed:

That's an increase of 34 available homes, or approximately 28%, since June.
Meanwhile, pending sales have decreased by 26% over the same period.
More homes on the market and fewer pending sales can mean buyers have additional choices and sellers face more competition.
But inventory alone doesn't tell us whether we're in a buyer's or seller's market.
Is Newburgh Still a Seller's Market?
One of the most useful ways to understand the housing market is by looking at months of supply.
This measures how long it would take to sell the homes currently available if sales continued at their recent pace and no new homes were listed.
As a general guideline:

Over the past six months, 319 homes sold in Newburgh, putting the market at approximately 2.9 months of housing supply.
That means Newburgh is still firmly in seller's-market territory.
However, the increase in inventory is worth watching because it gives buyers more properties to compare and may create additional negotiating opportunities.
We're not in a buyer's market yet, but conditions are beginning to shift in certain price ranges.
Homes in Newburgh Are Selling Faster
One of the more surprising statistics in this month's market update is how quickly homes are selling.
In August, the average days on market over the previous six months was approximately 49 days.
As of October, that figure has dropped to 40 days.
That's a decrease of nine days.
Despite having more homes available for sale, homes are selling faster on average than they were in August.
This shows why it's important to look at several market indicators rather than relying on inventory alone.
A rise in available homes doesn't automatically mean buyers have stopped purchasing properties.
What Is the Average Home Price in Newburgh?
The average home sale price in Newburgh over the most recent six months was approximately $395,000.
That's relatively consistent with the average reported in August.
While inventory has increased, the overall average sale price has remained fairly steady.
However, that doesn't mean every home in Newburgh is worth $395,000.
Your home's value depends on its location, size, age, condition, features, and comparable sales.
A single-story home in an established neighborhood may attract different buyers than a newer two-story property or a home situated on several acres.
That's why looking at the market for your specific type of property is much more useful than relying on the overall average alone.
Are Newburgh Home Sellers Having to Negotiate More?
We're beginning to see signs of additional negotiating room, although sellers still have a relatively strong position.
On average, Newburgh homeowners are receiving approximately 98.4% of their final list price.
The final list price is the price the home was advertised for when the seller received an offer.
However, sellers are receiving approximately 96.7% of their original list price.
That's the price the home was first listed for when it entered the market.
Why does that difference matter?
It suggests that some homeowners are making price reductions before securing an acceptable offer.
Pricing your home correctly from the beginning is increasingly important, even in a seller's market.
Buyers have more choices, and an overpriced property may struggle to attract the same attention as a competitively priced home.
How Does the Newburgh Housing Market Compare by Price Range?
One of the biggest takeaways from this month's data is that market conditions vary significantly depending on the home's price.
Here's how months of supply compare across different price ranges.

Homes Under $350,000
This continues to be one of the strongest segments of the Newburgh housing market.
With just 2.3–2.4 months of supply, sellers generally maintain a strong negotiating position.
Buyers searching in this price range may still face competition, especially for well-maintained homes that are priced appropriately.
Homes Between $350,000 and $500,000
This is where we're seeing some of the more interesting changes.
Between $350,000 and $400,000, months of supply decreased slightly from 4.3 to 4.0 months.
However, between $400,000 and $450,000, supply increased from 2.4 to 3.8 months.
That's an increase of 1.4 months of inventory.
The $450,000–$500,000 price range also saw an increase, moving from 2.1 to 3.2 months of supply.
These changes suggest that buyers shopping between $400,000 and $500,000 may have more negotiating opportunities than they did in August.
That doesn't mean every seller in this price range will need to reduce their price, but the increase in competition is something to consider.
Homes Between $500,000 and $600,000
Interestingly, this segment has actually strengthened compared to August.
Months of supply decreased from 5.0 months to 3.9 months.
That means fewer months of available inventory relative to the recent sales pace.
For sellers in this price range, the market may be more favorable than it was a couple of months ago.
Homes Above $600,000
Above $600,000, conditions have remained relatively unchanged.
The market currently has approximately 3.8 months of supply, the same as August.
While this price range has more inventory than some lower-priced segments, it still falls within seller's-market territory based on the benchmarks discussed earlier.
Where Are Most Newburgh Homes Selling?
Another important statistic is where the majority of sales activity is happening.
Over the past six months, 75% of Newburgh home sales occurred between $250,000 and $500,000.
That means three out of every four homes sold were within this price range.
This helps explain why the overall market can remain strong even when certain price brackets begin to soften.
The price range you're buying or selling in can have a major impact on your experience.
What Does This Mean for Newburgh Home Buyers?
If you're considering buying a home in Newburgh, there's some encouraging news.
With inventory up 28% since June, you have more homes to choose from than you did earlier this summer.
Depending on your budget, you may also have more room to negotiate.
For example, buyers shopping between $400,000 and $500,000 are seeing a noticeable increase in months of supply compared to August.
However, homes under $350,000 remain competitive, so it's important not to assume every property will have the same negotiating flexibility.
The best approach is to evaluate comparable sales, current competition, and how long a specific home has been on the market before making an offer.
What Does This Mean for Newburgh Home Sellers?
If you're thinking about selling your home, the good news is that Newburgh remains a seller's market.
Homes are selling in an average of 40 days, and sellers are receiving approximately 98.4% of their final asking price.
But with more homes available, pricing and preparation are becoming increasingly important.
Before listing your home, focus on:
- Pricing correctly: Use comparable sales and current market conditions rather than relying solely on online estimates.
- Preparing your home: Declutter, deep clean, address minor repairs, and improve curb appeal.
- Understanding your competition: Look at similar homes currently for sale in your neighborhood.
- Being prepared to negotiate: Depending on your price range, buyers may request repairs, closing cost assistance, or other concessions.
And remember, not every Newburgh property competes in the same market.
A home with acreage may attract different buyers than a property in a subdivision. The same is true for single-story versus two-story homes, newer construction, and homes with unique features.
Understanding the market for your specific property is the key to making informed decisions.
Thinking About Buying or Selling in Newburgh?
The October 2026 numbers show that Newburgh's housing market is changing, but it hasn't shifted into a buyer's market.
Inventory is growing, buyers have more choices, and certain price ranges are seeing additional competition. At the same time, homes are still selling relatively quickly, and sellers maintain an advantage in much of the market.
Whether you're buying your first home, looking for something larger, downsizing, or preparing to sell, your situation is unique.
