When Is the Best Time to List?

It’s a common misconception that spring is always the best time to list.

Around this time of the year, I start getting a lot of questions about the best time to sell. A common misconception is that spring is the best time to list your house. National data does show that April, May, and June are the busiest months for homes, but you have to consider supply and demand.

Why would you want to list your house when everybody else is listing? You're going to get more money for your house when there's less competition. The best time to list your house is whenever you're ready to sell because over the last 36 months, we’ve seen less market seasonality.

We used to see peaks in summer and valleys in winter. We still see them, but they're not nearly as dramatic. If I was planning to sell within the next six months, I would want to beat the rush of people and list by March. There are a lot of buyers out there looking right now.
