When is the Best Time to List Your Home For Sale?
The majority of home sellers tend to put their houses on the market between the April and June timeframe, but I actually disagree with this approach. The best time to list your home for sale is the beginning of March.
Why is the beginning of March the best time to list your house for sale? As I mentioned, most people list their homes between April and June. You have a lot of home buyers, and especially this year, we saw a ton of buyers come out of the woodwork after the first of the year. Interest rates dropped in January, and we have tons of buyers out there looking. However, we do not have enough homes for sale.
If I have a home to sell, I want to beat the majority of the other homes on the market. The more homes there are on the market, that means the more competition you have when your home is for sale. If you list your home for sale in the March timeframe, you are beating your competition to the market.
Your house is on the market sooner than anybody else's, yet it's also on the market when the majority of buyers are actually starting to look. I don't know what it is with the first of the year, but we typically see the real estate market pick up either right after the first of the year or right after the first of March.
That's why I always say the first week or second week of March is the best time to list your house for sale this year. I can say the real estate market picked up right after the first of the year. Anytime through mid to late March is a great time to list your house. Yes, you can wait until April, May, or June, especially with the way inventory is right now. There are not nearly enough homes for sale, so you won't be penalized. However, if you want to ultimately net yourself the most amount of money, I would list in the first week of March.
