What Should Sellers Do in This Market?

What sellers need to do to stay competitive in this changing market.

What do sellers need to do to continue winning in a shifting market? Home sales were down 10% in June, and tons of headlines are talking about how the market is slowing. This is true—our market is slowing down. Homes are still selling and appreciating, but what worked a year ago won’t work today. What should you do differently?

The first thing you need to do is clean up the exterior and ensure you have great curb appeal. Pull all the weeds, clean the siding, refresh the landscaping, and paint the front door. Buyers will see the exterior of your home before they come inside, so it needs to make a good first impression.

If your home sits on the market, buyers will start to wonder what’s wrong with it.

You also want to make sure that the interior is tidy. Deep clean and declutter your home. Clear all the stuff off your countertops, and make sure you don’t have boxes lying around. Scrub the floors and clean all the water spots in your bathrooms. You may also need to do some touch-up painting, especially if you have kids.

You also need to price your home accurately for today’s market. A year or two ago, we could price a home as much as 10% over what it was worth, and it would still sell. However, homes that aren’t priced appropriately now aren’t even getting showings.

Even though home sales went down by 10% in June, home values went up 5.5%, and the median days on market was four days. Homes are still selling very quickly, so if your home sits on the market, buyers will start to wonder what’s wrong with it.
