Spencer County Indiana Real Estate Market Update – September 2026
At first glance, the latest Spencer County, Indiana real estate numbers seem a little contradictory.
There are more homes for sale in Spencer County than the last time we checked, but the housing market has actually gotten tighter.
How can both things be true?
The answer is that while inventory has increased, home sales have increased even faster.
Whether you own a home in Santa Claus, Dale, Chrisney, Rockport, Grandview, or anywhere else in Spencer County, here's what the latest numbers tell us about the local housing market.

Spencer County Housing Market at a Glance
There are currently:
- 69 homes for sale
- 22 homes pending
- 119 homes sold over the past six months
- 3.5 months of housing supply
- $225,089 average sale price
- 38 average days on market
- Sellers receiving an average of 97.6% of final list price
- Sellers receiving an average of 95.7% of original list price
Those numbers continue to put Spencer County firmly in a seller's market.
But the change since our previous Spencer County market update is where things get interesting.
More Homes Are for Sale, So Why Is the Market Tighter?
The last time we looked at Spencer County, there were 63 homes for sale. Today, there are 69.
That's an increase of roughly 10%.
Normally, an increase in homes for sale would suggest the market is becoming more favorable for buyers.
But that's not what happened.
During our previous update, 101 homes had sold over the preceding six months. That number has now climbed to 119 sales.
That's an increase of nearly 18%.
Because sales activity increased faster than the number of homes available, Spencer County's months supply actually fell from 3.8 months to 3.5 months.
In other words:
We have more homes for sale, but buyer demand has been strong enough to make the overall market slightly tighter.
Spencer County Is Still a Seller's Market
Months supply is one of the statistics I pay the most attention to when evaluating a housing market.
Generally:
- Under 5 months = seller's market
- 5–7 months = more balanced market
- More than 7 months = buyer's market
At 3.5 months of supply, Spencer County remains a seller's market.
That doesn't mean every home is going to sell immediately or that sellers can ask whatever price they want.
The market can vary significantly based on price range, condition and location.
A home in Christmas Lake Village in Santa Claus may experience a very different market than a home in Rockport, Dale, Chrisney, Grandview, or a rural Spencer County property sitting on several acres.
Spencer County Home Prices Have Increased Slightly
The average sale price over the past six months is now $225,089, compared with $220,088 in our previous update.
That's an increase of approximately 2.3%.
We're also seeing homes sell a little faster.
Average days on market dropped from 42 days to 38 days.
Sellers are also receiving slightly more of their asking prices. The average home sold for:
97.6% of its final list price
and
95.7% of its original list price.
That distinction is important.
The original list price is what a seller initially asks when the home hits the market. The final list price accounts for any price reductions that occurred before an offer was accepted.
The difference between those two numbers tells us that pricing correctly from the beginning still matters.
Where Is the Spencer County Market Hottest?
One of the stronger price ranges in the latest report is $175,000 to $200,000.
Ten homes in this range sold during the six-month period, averaging approximately 101.5% of list price, with 4.1 months of supply.
We're also seeing significant activity in some of the higher price brackets.
For example, homes between $300,000 and $350,000 recorded:
- 7 active listings
- 6 pending sales
- 11 sales over the past six months
- 21 average days on market
- 3.9 months of supply
Because Spencer County is a relatively small market, a few transactions can cause large percentage swings within individual price brackets. Still, these numbers help illustrate why it's important to evaluate your home's specific price range instead of relying solely on county-wide averages.
What Happened to the $450,000+ Market?
If you watched our previous Spencer County market update, you may remember one statistic that really stood out:
Not a single home over $450,000 had sold during the previous six months.
That has finally changed.
One home between $500,000 and $600,000 sold during the latest six-month period.
Even more impressive, it sold in just 4 days and for 100% of its list price.
However, I wouldn't interpret that to mean Spencer County's higher-end market has suddenly taken off.
There are currently 4 active homes priced above $600,000, with 2 additional properties pending. The overall $500,000+ segment has approximately 20 months of housing supply.
That's dramatically different from the county's overall 3.5 months of supply.
If you're considering selling a higher-priced home in Santa Claus, Christmas Lake Village, or elsewhere in Spencer County, your pricing and marketing strategy are especially important.
What Does This Mean for Spencer County Sellers?
Overall, this is encouraging news for sellers.
Spencer County remains a seller's market, homes are selling slightly faster, sales activity has increased, and sellers are receiving slightly more of their asking prices.
However, a seller's market does not mean every seller has the same amount of leverage.
A $190,000 home may face a completely different competitive environment than a $550,000 home.
That's why I wouldn't recommend pricing a Spencer County home based solely on an online estimate or even the county-wide average.
You need to look specifically at your home's location, price range, condition, acreage, amenities and current competition.
What Does This Mean for Spencer County Buyers?
There is some good news for buyers as well.
There are now 69 homes available compared with 63 during our previous update, which means buyers have more choices.
Depending on the price range, buyers may also have opportunities to negotiate price, repairs, closing costs, or other terms.
But with overall months supply falling to 3.5 months, buyers shouldn't assume Spencer County has suddenly become a buyer's market.
Well-priced homes can still attract significant interest.
Being financially prepared and having a strategy before the right property hits the market remains important.
Every Spencer County Community Is Different
County-wide statistics are helpful, but real estate is extremely local.
The market for a lakefront property in Christmas Lake Village can be very different from another home in Santa Claus.
Likewise, properties in Rockport, Dale, Chrisney and Grandview can have different buyer pools, price points and levels of competition.
Rural properties and homes with significant acreage add another layer of complexity.
That's why the best way to understand your home's value isn't simply asking, “What's happening in Spencer County?”
It's asking:
“What's happening with homes like mine, in my price range, in my part of Spencer County?”
