Newburgh Indiana Real Estate Market Update – August 2026
The number of homes for sale in Newburgh, Indiana has increased 16% in just two months. At the same time, the number of homes under contract has dropped by approximately 15%.
Does that mean the Newburgh real estate market is finally shifting toward buyers?
Not quite.
While buyers are beginning to have more choices and potentially a little more negotiating room, Newburgh remains firmly in a seller's market. Home prices have also remained remarkably stable despite the increase in available inventory.

More Homes Are for Sale in Newburgh
One of the biggest changes since our June market update is the number of homes available for sale.
In June, there were 122 homes for sale in Newburgh. Today, that number has increased to 142 homes, an increase of approximately 16%.

At the same time, pending sales have moved in the opposite direction.
There were 66 homes under contract in June compared with 56 homes currently pending.
At first glance, increasing inventory combined with fewer pending sales might look like the beginning of a shift toward a buyer's market.
However, there's another important part of the equation: homes are still selling.
Newburgh Is Still a Seller's Market
Over the past six months, 320 homes have sold in Newburgh, an average of approximately 53 sales per month.
Based on the current pace of sales, Newburgh has approximately 2.7 months of housing inventory available.
As a general rule:
- Less than 5 months of inventory is considered a seller's market.
- Between 5 and 7 months is considered a more neutral market.
- More than 7 months generally favors buyers.
At only 2.7 months of inventory, Newburgh remains firmly in seller's-market territory.
Buyers may have more homes to choose from than they did earlier this summer, but there still aren't enough homes available to meet current demand.

Newburgh Home Prices Remain Stable
Perhaps the most interesting part of the current market is what's happening with home prices.
The average home sold in Newburgh during the last six months for $395,334.
That's virtually unchanged from the approximately $395,000 average sales price we reported in June.
So while inventory has increased, we aren't currently seeing that translate into declining average home prices.
Homes that sold during the last six months averaged 49 days on the market.
Sellers also received an average of 98.4% of their final list price.
However, there's another number sellers should pay attention to.
The average original list price of homes sold was $412,007, compared with an average final sales price of $395,334. That means sellers received only 96.3% of their original asking price.
That's an important distinction.
Homes are still selling relatively close to their asking price once they're positioned correctly, but some homeowners are having to reduce their price before attracting a buyer.
For sellers, pricing correctly from the beginning remains extremely important.

Most Newburgh Home Sales Are Between $200,000 and $500,000
The Newburgh market looks very different depending on the price of the home.
During the past six months:
- 21 homes sold below $200,000
- 244 homes sold between $200,000 and $500,000
- 55 homes sold above $500,000
There were no sales below $100,000 during that period.
Clearly, the $200,000 to $500,000 range is where the majority of Newburgh's housing activity is occurring.
There are currently 99 homes for sale between $200,000 and $500,000, and that segment has only 2.4 months of inventory.
That remains a strong seller's market.
The $350,000 to $400,000 Range Stands Out
There's an interesting exception within that $200,000 to $500,000 market.
Homes priced between $350,000 and $400,000 currently have 4.3 months of inventory.
There are 26 homes currently for sale in this range, while only 36 have sold during the previous six months.
Compare that with:
- $200K–$250K: 1.7 months of inventory
- $250K–$300K: 2.0 months
- $300K–$350K: 2.2 months
- $350K–$400K: 4.3 months
- $400K–$450K: 2.4 months
- $450K–$500K: 2.1 months
So even within the same general price category, market conditions can vary significantly.
That's why it's difficult to determine what your home is worth—or how quickly it should sell—by looking only at Newburgh's overall averages.
What About Homes Above $500,000?
Buyers shopping at higher price points generally have more options.
There are currently 39 homes listed above $500,000, while 55 homes in this price range have sold during the previous six months.
That creates approximately 4.2 months of inventory overall.
Breaking it down further:
$500,000–$600,000: 5.0 months of inventory
$600,000+: 3.8 months of inventory
Interestingly, higher-priced homes have actually been selling faster.
Homes above $500,000 that sold during the last six months averaged 40 days on the market, compared with 52 days for homes priced between $200,000 and $500,000.
However, higher-priced sellers are giving up slightly more during negotiations. Homes above $500,000 received an average of 97.9% of their final list price compared with 98.4% for homes between $200,000 and $500,000.

What Does This Mean for Newburgh Homeowners?
If you're considering selling your home in Newburgh, the market remains strong.
There are only 142 homes currently available compared with 320 sales during the previous six months. Home values have remained stable, and homes are still selling relatively close to their final asking prices.
However, this isn't the market where every homeowner can name their price.
Buyers have more choices, and homes that are overpriced may sit longer or eventually require a price reduction.
As we move into the fall and winter months, we may also see average days on market increase due to normal seasonal patterns.
For sellers, proper pricing, preparation, and marketing will continue to matter.
What Does This Mean for Newburgh Home Buyers?
There is some good news for buyers.
Inventory has increased since June, which means there are more homes to choose from. As we move toward the fall and winter market, buyers may also find additional opportunities to negotiate.
That doesn't mean home prices are suddenly falling.
The average sales price has remained around $395,000, and Newburgh still has only 2.7 months of inventory.
Buyers should therefore expect competition for desirable, well-priced homes—particularly in the price ranges where inventory remains below two or three months.
Every Newburgh Home Is Different
Market-wide statistics are helpful, but they don't tell you exactly what your home is worth.
A house on five acres outside of town is a very different property from a home in a Newburgh subdivision or a historic home near downtown Newburgh.
Your neighborhood, acreage, condition, updates, school district, price range, and current competition can all affect your home's value and how quickly it might sell.
